Survivors of domestic violence and individuals who have experienced chronic homelessness will soon have access to more affordable housing options in the Austin area. The Housing Accelerator Loan Fund recently invested $4 million to support these vulnerable populations through two affordable housing developments: The Sasha, a multi-family community in Southeast Austin, and Bailey on Berkman, a supportive housing apartment community in Northeast Austin.
The Housing Accelerator Loan Fund, managed by Austin Community Foundation, is a $17.6 million fund created to accelerate the pace of affordable housing development in Central Texas. The Fund offers low-cost, concessionary financing to affordable housing developers for short-term pre-development, land acquisition, subordinate construction, and bridge financing.
Since launching in April 2024, the Fund has awarded eight loans totaling over $13.5 million to support more than 1,000 affordable housing units in Austin.
New Investments
Bailey at Berkman / National CORE – A $2 million loan for land acquisition at a 2.5% interest rate with a 1-year term. Located in Northeast Austin, Bailey at Berkman marks National CORE’s first ground-up development in Texas. This 104-unit rental community will serve vulnerable populations, with 25% of apartments reserved for individuals who have experienced chronic homelessness. The remaining units will support individuals with disabilities, youth aging out of foster care, veterans, and others with special housing needs. Households earning between 30% and 60% of AMI will be eligible. On-site services, provided through the Hope Through Housing Foundation, will include case management, counseling, life skills training, and additional support programs.

The Sasha / SAFE – A $2 million subordinate construction loan at a 2.5% interest rate with a 2-year term. Located on the SAFE Alliance Campus in Southeast Austin, The Sasha is a 60-unit, low-income supportive housing community developed in partnership with DMA Development Company, LLC and The SAFE Alliance Affordable Housing Corporation. Designed to provide both transitional and permanent supportive housing, The Sasha will serve youth, women, and families fleeing domestic violence, sexual assault, or exploitation, as well as individuals aging out of the foster care system.
